In neighborhoods they move to in general depresses resale value, unless it was previously an all Ghetto/Barrio slum like one of my buildings. In Steinway Astoria , Arabs have carved out a couple of blocks & business has declined , it used to be vibrant & profitable now more & more it resemble & feels like a Mid Eastern slum. many of the high end classy stores have closed, u see a lot of crummy discount stores which don't attract wealthy customers like before. #'s don't lie
